What are the quiet hours for the community?
Quiet hours are from 9 PM to 8 AM.
What are the leasing terms available?
Our leasing terms are twelve-month leases. If you are interested in a shorter-term lease, please call us at 303-226-1088 or email us at barrylinntownhomes@gmail.com.
What are the income and credit score requirements to qualify?
Income Requirements: Household income must be at least double the gross monthly rent. Provide two recent pay stubs for verification, or for self-employed applicants, the previous year's tax returns, or a job offer letter with salary and start date on company letterhead. Rental assistance from any public or private sources will be considered.
Credit Score Requirements: Each applicant's credit report will be checked. Applications may be accepted, accepted with conditions, or denied based on the credit screening results, which are verified through Experian.
- Approved: Credit score of 680 or higher
- Conditionally Approved: Credit score between 500 and 679 (requires double the security deposit) The household income must be at least twice
Is renters' insurance required?
Yes, rental insurance is required for the protection and safety of our tenants. It helps safeguard personal belongings and provides liability coverage, ensuring that both tenants and property are protected in case of unexpected events.
What is the pet policy?
At our pet-friendly community, we understand that pets are part of the family! You are welcome to bring up to two furry companions along with you. For $35 a month in pet rent, you can enjoy the company of your beloved animals. Additionally, we require a refundable deposit of $300 to ensure peace of mind for both pet owners and management. Our policy is designed to make it easy for you to feel at home in our community while ensuring a safe and clean environment for all residents. We look forward to welcoming you and your pets!
How do I pay rent, and what payment methods are accepted?
You can conveniently pay your rent using our tenant portal. Simply log in to your account, navigate to the payments section, and follow the prompts to complete your payment. ACH payments incur no fees, whereas credit card payments are subject to a 3.25% fee. Additionally, you can set up autopay for added convenience! It's a quick and easy way to stay on top of your rent!
What is the late fee policy?
We understand that occasional delays may occur. Therefore, we offer a 7-day grace period for all payments. If payment is not received within this grace period, a one-time late fee of $25 will be applied to your account.
What move-in costs can I expect?
Move-in costs include a $49 application fee per person, the security deposit, and the first month's rent. We don’t charge any admin fees.
How do I submit a maintenance request?
You can conveniently use our online tenant portal to submit maintenance requests with ease.
Are the locks changed between tenants?
Yes, the locks are always changed between tenants to ensure safety and security for everyone. This practice helps protect the privacy of new tenants and gives peace of mind knowing that only authorized individuals have access to the property.
What are the responsibilities of the tenant regarding utilities and what services does management provide?
All utilities are the responsibility of the tenant. Water is provided by the City of Lafayette, trash collection is handled by Republic Services with weekly pickups, and electricity is supplied by Xcel. Republic Services also offers recycling and composting options.
Management will take care of all landscaping needs and snow removal, including shoveling a path from your porch to your front door.
How are packages and mail handled?
In our community, there are community mailboxes available for residents, along with five dedicated parcel lockers for secure package delivery. This setup helps ensure that everyone can conveniently access their mail and receive their parcels safely.
What is the parking situation?
There are no assigned parking spaces, and the parking lot is first-come, first-served. Each townhome has an attached two-car garage equipped with EV chargers. Additionally, our two-story townhomes offer extra parking in front of your garage.
How do I apply?
You can easily apply through our online application. The application is priced at $49 per person over 18 years of age and includes a credit check, background check, and any rental eviction history. Click the Apply Now button at the top of the page to get started!
